POSITION SUMMARY:
We are seeking an experienced ASSISTANT CONTROLLER to join our dynamic finance team. This role will support the fund and property accounting functions, overseeing the financial reporting and accounting for multiple investment funds and industrial properties. The Assistant Controller will work closely with senior leadership and cross-functional teams to ensure accuracy, compliance with accounting standards, and timely financial reporting.
KEY RESPONSIBILITIES:
FUND ACCOUNTING:
Oversee fund-level accounting in accordance with US GAAP and other applicable regulations.
Coordinate and manage the completion of quarterly and annual financial statements, including supplemental investor reporting.
Calculate and review fund-related fees, such as management and performance fees.
Manage capital calls, distributions, and fund-level transactions, ensuring accurate reporting of fund performance.
Collaborate with tax teams on REIT compliance, including quarterly testing and reporting.
Support external audits, ensuring timely and accurate audit reports.
PROPERTY ACCOUNTING:
Oversee monthly accounting for development and operating properties, ensuring compliance with GAAP.
Review and monitor general ledger entries for accuracy and completeness.
For development projects: manage cost classifications, development fees, and fixed asset reporting during the construction process.
For operating properties: oversee tenant lease setups, rent roll management, tenant billing, and expense tracking.
Prepare and review monthly and quarterly reporting packages for properties, including budget-to-actual variance analysis.
Manage annual CAM reconciliations, property budgets, and lender and joint venture partner reporting.
ADDITIONAL RESPONSIBILITIES:
Lead and mentor accounting team members, providing guidance on best practices and ensuring accurate financial reporting.
Act as the primary point of contact for accounting-related matters, working with both internal and external stakeholders.
Assist with research on technical accounting issues and implementation of process improvements.
Participate in special projects and initiatives as needed to support the finance and accounting functions.
SKILLS AND QUALIFICATIONS:
Strong understanding of US GAAP, particularly as it relates to real estate and investment fund accounting.
Ability to manage multiple tasks and projects while meeting deadlines in a fast-paced environment.
Excellent organizational, analytical, and problem-solving skills.
Proven leadership experience with the ability to mentor and develop accounting staff.
Strong communication skills, with the ability to collaborate effectively with internal and external stakeholders.
Advanced proficiency in Excel and experience with accounting software (e.g., JD Edwards, Yardi, MRI, or similar).
EDUCATION AND EXPERIENCE:
Bachelors degree in Accounting, Finance, or a related field; CPA preferred.
Minimum of 6-7 years of relevant experience in real estate accounting, with a focus on fund and property accounting.
Experience with joint venture accounting and public accounting is a plus.
